• Help you determine the types of homes, neighborhoods, and investment properties that fit your needs and budget
  
  • Access to information on all homes or properties currently listed for sale in the area: homes and properties listed for sale by another real estate company, homes, and properties advertised on the Internet, or advertised in the newspaper
    
• Provide detailed information on those and surrounding homes and properties that have sold in the neighborhood to give a comparison of value
  
• Arrange tours of the homes and properties that meet your criteria

Discuss Financing:

• Determine how much of a house or property you can afford
  
• Will advise as to reputable lending facilities who can advise as to the interest rate, closing costs and incentives

• Help you determine market value and offer price of homes and properties you are interested in
  
• Provide comparison of houses that have sold in the area; houses listed in the Multiple Listing Service (MLS) and pending transactions to arrive at the correct offer price
  
• Many homes can receive multiple offers but it is important not to over pay in the excitement of purchasing
  
• Assist you in structuring, writing and then negotiating a mutually accepted purchase and sale agreement
  
• Provide the necessary legal documents with complete explanations
  
• In a "sellers" market the timeliness and keen negotiating skills are key to successfully acquiring the property you desire
  
• Advise on alternative financing options. The variety of mortgages will make a big difference in monthly payments
  
• Will advise and oversee inspection with you, and coordinate necessary steps after inspections
  
• Can and will help facilitate moving preparations and other home services particularly helpful for out of town buyers

• Work with the Escrow Company to be sure all documents are in order and completed in the allotted time.
